Back to list May 31, 2018 CAEDC Position Opening: Real Estate Development Director Purpose: The Real Estate Development Director is primarily responsible for management of land development, and infrastructure activities; real estate site selection, due diligence, financial analysis, acquisition and project management. The Real Estate Development Director is the primary staff liaison to the REC management group and the Real Estate Development sub-committee. The Real Estate Development Director acts as the project manager for real estate and land development projects/activities. Essential Functions: Assist clients throughout the land development and entitlement process Assist developers and business clients with infrastructure projects that support future development Identify sites for REC acquisition Perform necessary due diligence tasks to evaluate sites to include; proformas, project budgets and cash flows, site feasibility, zoning analysis, and utility analysis Assist with the selection and management of third party vendors for REC related projects Manage REC owned development projects to include; vendors, municipal officials, community relations, and building occupants Assist developers, business clients and REC in identification, application and securing financing through state grant programs, LERTAs and TIFs Assist in evaluating purchase price of properties Review and provide recommendations to management group for the negotiation of terms and conditions for various development-related agreements with project attorneys, including but not limited to architect and general contractor contracts, other contractor/consultant contracts, funder loan documents. Oversee construction administration activities as necessary, including: monitoring construction progress and quality, coordinating funder contributions, administering the development budget and coordinating contractor payments. Work with Governor’s Action Team on incentives to attract businesses to the county/region Manage Cumberlandcountysites.com real estate database. All other duties as assigned.
